The lake levels at Douglas Lake fluxuate about 41 feet over the course of a normal year. The water levels are controlled throughout the year by the Tennessee Valley Authority (TVA) to provide power to East Tennessee including Sevier County and parts of Kentucky as well as Recreational Opportunities for it’s residents & visitors to the area.
Lakefront Cabins is NOT responsible for conditions upon arrival resulting from weather and/or lake levels. TVA, precipitation and weather all affect the level of Douglas Lake. During extemely dry seasons, TVA may lower the water level.
We are not responsible for the water level’s effect on stationary docks, floating docks, or recreational activities such as swimming, boating or fishing. The water is typically low from the months of September through the beginning of May. Each cabin information page has information about what type of lake access & typical seasonal expectations.
This summer we are experiencing moderate lake levels across the Douglas Lake Cabin Rental community. Most of our cabins are experiencing normal conditions and require no special instructions for lake recreation. For the few cabins that are experiencing a dry dock right now, marina access is short drive from our cabins. Please refer to individual cabin pages for typical conditions, special notices & nearby Marina information or call us if you have questions regarding lake levels at our cabins.

Due to the nature of Douglas Lake being a reservoir lake the water levels flucuate regularly. All our docks are easily movable back and forth. During your stay it may be necessary for you to push or pull the dock to keep them floating. There is no possibility we can be at all the cabins to keep this done when it can drop as quickly as it does. Again, these are easily movable and normally one person can do it themselves if it is kept done.
